Property Settlement Services

We ensure that you are comfortable throughout the process of settlement. To ensure the same, we undertake the following responsibilities on your behalf :

1. Pursuing your Offer and Acceptance / Contract.
2. Undertake Title search to confirm the property details with special emphasis on encumbrances, restrictive covenants, caveats, easements registered on the property to protect your rights.
3. Make enquiries with government authorities with respect to Council Rates, Water Corporation service charges, Owners Corporation charges and Land Tax so as to ensure it is properly adjusted at the time of settlement.
4. Documents are prepared for you to sign including the all-important Transfer of Land.
5. Payment of Transfer duty to State Revenue Office (If Applicable).
6. Liasioning with financial institutions, from whom you have taken loan for purchase and for discharge of mortgage in case of sale, for completing the paperwork (wherever Applicable).
7. Making necessary arrangements to fix and attend settlement with regard to exchange of documents and distribution of funds according to your instructions and to ensure that the property documents are registered with the Office of Land Victoria (If Applicable).
